NOTE: Unfurnished Houses have lower price range of $6K to 8K and offer a 6% annual net rent. Administrative and Land Registry costs amount to $1,500 while stamp duty is 3%. Non- US residents are subject to an additional 2% stamp duty. No other costs are applicable. To proceed, please sign the Agreement, Pay Reservation fee, Select Property and submit the form. It’s important to note that other developers may promise higher gross rent but charge additional fees for management, repairs, maintenance, leaving you with landlord legal responsibilities. - Furnished Rental Home:- This option allows us to fully Furnished your property and charge the full rent. It can also be used for purposes such as AirBnB or short stay rental as well.
- Un-Furnished:- Tenants who have their own furniture preferences can opt for this model.

The entire CHICAGO WEST LUXURY HOMES project, consisting of 108 units including Apartments, Single-Family Town Homes, and Condos will be completed and handed over to owners within 3 years, by July 2027. However, for those who make full payment within 3 months will receive their completed property within 8 months.
what does the standard furniture pack include?
The standard furniture package may vary but it generally includes items such as a 3 Seat Sofa, Lounge Coffee Table, TV Stand (TV not included), Dining Table with 4 chairs, each bedroom (where space allows) includes double bed with headboards and mattress, Bedside Cabinet, Clothes wardrobe, Chest of drawers. Kitchen goods are not part of the package but may be provided at our own costs for a specific tenancy if it significantly increases our rent.
is the furniture added immediately after completion or renovation?
NO. Initially the property is left unfurnished, and then the required furniture is determined at the beginning of each tenancy. We may fully furnish, partially furnish or keep the furniture in our storage.
what happens after 5 years
After 5 years, your rent is expected to increase in line with the rental market. There is no decrease. Rent increases will take effect from January 1st of each calendar year following the 5- year period.
can i jointly own the property
Yes, you can jointly own the property with a partner, a group or Spouse if your income cannot cover the full cost.
tax returns, filing and paper works
For a nominal annual fee, we can offer a service to handle your annual tax returns and paper works, providing convenience and assistance in managing these obligations.
how do i resell or exit the investment
Clients can resell their properties at any time by themselves, or they can instruct us to put the property up for resale. After the resale of the property, funds are transferred into your designated Investment Proceed Account. Typically, the property remains in the market for a minimum period of 6 months. During the resale period, you will not receive rental income since we need to keep the property vacant for buyers for viewing
can i live in the house or manage the house personally
Yes, you can! When you purchase a property from us, you have the option to live in it yourself, rent it out yourself, sell it out yourself, or rent it out to us for management. If you decide to rent the house to us for a period and later choose to personally move in, you can do so after the agreed-upon period has elapsed. If you rent the property to us, we will continue subletting it to our tenants. Our goal is to keep the properties rented and ensure we have good tenants who keep costs low and pay rent on time. We are responsible for any damages or issues caused by our tenants, so it is in our best interest to acquire and retain good tenants.
contructual guarantee
We provide a contractual guarantee that after completing your new construction or renovation, the property will be in a good rentable condition and free from any significant issues. If you choose to rent the property to us after purchase, we commit to keeping your property in good rentable condition and conducting necessary repairs at our expense. There are no management fees, property maintenance costs, or any other costs because you are subletting the property directly to us and there are no management agents involved. This allows you to be a passive investor while full management control over your property.
outright ownership
All the properties we sell are fully owned with category 1-999 years leases. Property owners are required to pay their property tax as and when it becomes due, in accordance with federal law.

holiday use
If you plan to use the house for only 1 or 2 months each year, it is often best to purchase the property from us and leave it with us for a guaranteed rental income during the periods you do not occupy it. You can keep the rental income in the country where you purchased the property from us( such as the US, UK, EU OR Australia and use this income to cover your holidays when you visit.
site inspection or visitation
After your first deposit, you can schedule a site inspection to view the property with our team. The inspection will be arranged between the parties with an agreed-upon time and date. This is also contingent upon the validity of your visa. While we cannot guarantee your VISA, we can assist with documentation to help you acquire a visa for inspecting your property.
what happens if i am unable to complete payment for the house after somoe deposits
If you are unable to complete the payment for the house after making some deposits, the property will be resold to a third party. Refunds will be promptly deposited into you Investment Proceeds Account minus the earnest money and property tax for the government. You can refer to the Exit of Investment clause for more details
hand over of property
Upon completion of the house, typically within 8 months of full payment, you will receive the property either in person, with an authorized representative, or through a virtual platform like zoom. The Title documents will be sent to you by post or handed over personally once full payment is made. At this point, you have the option to sign a rental agreement with our company and entrust the property to us for management, or you can choose to manage the property yourself.

registration as non-resident landlord (NRL)
If you reside abroad and have completed full payment, we will take care of registering the property on your behalf to obtain the Land Title. We will send you the Title deed in your name and ensure that your annual rental income is transferred to your Property Investment Proceeds Account.
